What Santa Rosa homes actually need

Santa Rosa is not one housing stock, and the project list changes noticeably depending on which part of the city you are in.

The older neighborhoods — the streets around the Junior College, the West End, parts of Roseland — are largely pre-war and post-war stock that has settled. Settlement work is the bread and butter here: doors out of square, trim that has pulled away, porch steps with inconsistent risers, fence posts at the end of their service life. It is all repair work, and it is the category most contractors will not quote because the jobs are individually small.

Rincon Valley and Bennett Valley bring the ranch-era stock, which tends to generate outdoor work: decks and patios that have aged out, fencing on larger lots, and the kind of yard projects that come with more outdoor space than a bungalow lot.

Fountaingrove and Coffey Park are substantially newer, since much of both was rebuilt after the 2017 Tubbs fire. Newer construction does not need repair — it needs the additive work. That is installations and built-in carpentry: slat walls, barn doors, shelving with real blocking behind it, benches built into corners that came from the builder as empty space.
